An older building and a new one need opposite things
A 1970s association usually needs an honest assessment of remaining life and a modernization plan it can fund over time. A building on its first agreement needs that agreement rewritten before the installer’s terms become permanent. The common thread is that nobody on the owner’s side has read the contract against the equipment.

Our association has three buildings on one contract. Does that change anything?
It usually works in your favour. A portfolio has leverage a single building does not, and the agreement should reflect it. We audit all three against the one contract and use the combined device count when the work goes to bid.
The contractor says our elevators need full modernization. Is that likely?
Sometimes it is true and sometimes it is a sales position. Age alone does not decide it. We assess condition, remaining life, parts availability and code status, then tell you what needs replacing now, what can wait, and what a fair budget looks like.
Can you help before we renew in a few months?
That is the best time to call. Most agreements renew automatically unless notice is given inside a specific window, so the leverage is in the weeks before that window closes, not after.
