Elevator modernization consulting, from specification to acceptance

A modernization is one of the largest capital projects a building takes on. We write the specification, prepare the contract, run the bid and oversee the work, so the contractor answers to your consultant.

Four stages, one standard

Take the whole path or any single stage.

Specifications

A specification is the standard every bid has to match. It forces contractors to price identical scope, closes change-order loopholes, and gives you an enforceable standard for the life of the agreement.

  • Maintenance specifications: tasks, frequencies, testing obligations, callback response and performance requirements for your equipment
  • Modernization specifications: scope, approved equipment and manufacturers, code requirements, phasing and closeout
  • New construction specifications: equipment selection, traffic considerations, performance criteria and code compliance from day one, coordinated with the design team

Contract Documents

Owner-protective contract packages to accompany the specification, so the agreement your building signs reflects the scope you bid.

  • Agreements, exhibits and schedules drafted to match the specification
  • Clear performance standards, and remedies when they are missed
  • Payment terms that protect the owner
  • No contractor paper, and no fine print working against you

Bid Management

We administer the competitive bid end to end, from issuing the request through a written recommendation your board can act on with confidence.

  • Preparation and issuance of the request for bids
  • Contractor questions and site walkthroughs
  • Proposals received and leveled against the specification
  • Verification of contractor qualifications and licensing
  • A written award recommendation with a side-by-side comparison

Project Oversight

Independent oversight of modernization and major repair projects from award through closeout. The contractor answers to your consultant, not the other way around.

  • Submittal review and schedule monitoring
  • Milestone site visits confirming the work matches the specification
  • Change order review and negotiation
  • Punch list administration and final acceptance

Questions owners ask

Anything else, call 954.281.8484.

What does an elevator modernization cost?

It depends on the equipment, the number of cars, the building and the scope. An equipment assessment gives you a realistic range before anything goes to bid.

We already have a modernization proposal. Can you review it?

Yes. We review scope, pricing, schedule and terms against what the equipment actually needs, and tell you whether to negotiate it or take it to a competitive bid.

Do you do the installation?

No. We are independent. The elevator contractor performs the work; we represent the owner and make sure it matches the specification and the contract.

Can you take on just one stage, such as the bid?

Yes. Every stage is available on its own, though the specification is what gives the bid and the oversight their teeth.
