Elevator consultants in Miami
Miami runs on high-rise elevators, and most of them are covered by an agreement the building never negotiated. We read the contract against the invoices, assess what the equipment has left, and give the board a number it can defend to owners.
Where Miami engagements begin
All nine services are available here. These are the four Miami owners ask for first.
Contract Analysis
Know what your contract obligates the contractor to do, before you sign, at renewal, or when a dispute arises.
Equipment Analysis
Know your equipment’s real condition and remaining life, before you plan a dollar of capital.
Specifications
A written standard that closes the change-order loopholes before a contractor can find them.
Project Oversight
From award to closeout, we watch the job site so your board doesn’t have to.
Coastal buildings age faster than the contract assumes
Salt air, humidity and near-constant use are hard on hoistway equipment, and a maintenance agreement written to a national template rarely reflects that. When we assess Miami equipment we look at what the environment has actually done to it, then check whether the contract obliges the contractor to address it or to bill for it.

What does a Miami elevator contract review cost?
Engagements are fixed fee, scoped to the number of buildings, devices and documents involved. The first conversation is free, and we confirm the fee and the timeline before any work starts.
Our board is facing a modernization quote. Can you check it?
Yes, and that is one of the most common reasons boards call us. We review the scope, pricing and schedule against what the equipment actually needs, then advise whether to negotiate the proposal or take the work to a competitive bid against a written specification.
Do you work for the building or the elevator company?
Only the building. We are independent of every elevator contractor and manufacturer, and we take no work from them.
Tell us about your Miami building.
Whether it’s one elevator or a national portfolio, the first conversation is direct, honest, and free.
