We are a co-op board. Who actually reads the elevator contract?

Usually nobody, which is the problem. The managing agent handles the relationship day to day and the board approves what is recommended. We read the agreement line by line on the board’s behalf and explain it in plain language, in a meeting if that helps.

Our modernization quote is enormous. Is that normal for New York?

New York modernizations genuinely cost more than elsewhere, which is exactly why the scope and the pricing deserve independent review. We check what the equipment needs, what the proposal actually covers, and whether taking it to competitive bid against a written specification would change the number.

Can you oversee the job once it starts?

Yes. We review submittals, attend the site through the work, witness the required testing, and hold the contractor to the specification and the schedule through to final acceptance.
